Above and Beyond Marketing Strategy

Hello! It’s me again….your REALTOR Bridget, and I offer top-of-the-line real estate service that will sell your home for the most money possible, in the shortest amount of time, and with the least inconvenience to you.   You can have the best house in town, but if you don’t hire an agent that uses a great marketing strategy, you will get less money in a much longer period of time.  The key to marketing is getting the word out.
There is a buyer for every house; it is just a matter of finding the buyer for your home!

Of course, I do all the things all agents do:

Enter your home in the local MLS system

Place ads in local and out-of-state newspapers/websites highlighting your home

Create marketing brochures highlighting your home

Create marketing postcards highlighting your home

Place a sign in the front yard

Put a lockbox on the front door

Hold Open Houses

 

But I like to go a step further.   Selling Real Estate should not be left to chance, and here are some of the extra things I do to ensure a profitable and quick sale:

Excellent Photographs

Because most potential buyers begin their home search on the internet these days, great photographs are extremely important.  Homes that only have one dark and crooked picture of the front of the home will be skipped over and forgotten.  The local MLS system (ARMLS) allows unlimited photos to be attached to each listing so there is no excuse for no photos!   I will make sure your photos are straight, centered and have perfect lighting.  I will even provide my opinion on what to have or what not to have in the photo.

Answering My Phone…and Returning the Call!

That’s right, you heard me correctly.  Have you ever called an agent and they don’t answer their phone…ever?!  Better yet, they never call you back?!  Did they want to sell their listing?  Did they really want your business?  A lot of agents don’t do real estate as their full time job.  Unfortunately they won’t tell you that either, so it leaves you wondering “Do They Really Care About Getting My Business?”.  Real Estate is my number one job, besides being a mom.  So I pride myself in returning calls (give me a little window in case I have my phone off in a movie theater) and/or answering my phone diligently throughout the day.

Individualized Plan

Your home is unlike any other and it deserves unique attention!  There are always additional ways to market a property.  For example, if you have the perfect starter home just blocks from a college, full color photos will be placed all around the college.  If you are selling a house that needs repairs but is on a great lot or in a great location, I have a list of investors waiting to purchase it for remodel.  If you are facing foreclosure soon but want to find a way out, I know investors who are always looking to short sale a home, saving you from foreclosure and saving your credit score.
